SageWater operates nationwide. We are licensed in nearly every state and deploy a hub and spoke model to serve clients with crews out of joint headquarters in Alexandria, Virginia, and Honolulu, Hawaii.
Location matters. We’ve worked in hundreds of multifamily apartment and condominium communities all across the nation, successfully revitalizing the piping and mechanical infrastructure that runs through more than 135,000 units. That means we’ve honed our project management and resident communications programs to be successful in every style building, from modest garden styles to luxury high-rises.
We’ve also learned that while every community will experience problems from aged, defective, and absent infrastructure, some issues can be more prevalent due to where properties are located.
There was a boom of buildings in the mid-Atlantic built before 1985 with two- and four-pipe closed-loop hydronic HVAC systems. This centrally operated infrastructure has taken a beating over the years due to switching whole communities over from heating to cooling and back again.
In the central US, leaking domestic water piping is the main issue at many properties. In addition to aged metal piping, the region is plagued with lingering polybutylene issues.
In the mountain area, a dryer climate and more arid environments means harder water, which accelerates piping systems corrosion, particularly in those built with metal pipes.
Across Southern California, restrictions up to 2010 against plastic pipes has exacerbated challenges in domestic water lines, many of which were built or replaced with thinner, lower grade copper pipes that are corroding quickly under the state’s harsh water conditions. In the Pacific Northwest, many properties are experiencing simultaneous failures in their aged domestic water piping—especially those with galvanized steel and polybutylene—and their Drain, Waste & Vent (DWV) systems.
Older multifamily buildings in Hawaii—predominantly the AOAO/condominium communities—are experiencing corrosion and deterioration of their interior piping infrastructure, especially their cast iron Drain, Waste & Vent systems. In addition, many high-rise properties in Hawaii that were built without fire sprinklers are dealing with legislation that requires them to retrofit their buildings with fire suppression systems.
