Palace Lofts was experiencing issues with sporadic backups and leaks potentially associated with their drain, waste, and vent system. The Board hired SageWater to provide forensic analysis to determine the causes and solution. We performed a Pipe TEST (Technical Evaluation of System Threats), including onsite observations, camera work, and laboratory-based analysis.
We found pipe wall corrosion in the cast iron vertical stacks, particularly on the building’s lower levels. The most acute issue, however, was with the roof. We observed three active roof leaks during our time at the property, likely due to deficiencies with roof drain installations. Based on these findings, SageWater recommended the client work with a roofing expert first, then consider replacing sections of their DWV system. Our analysis helped the Board with planning and prioritizing their budget.
