We diagnose, design, replace, and introduce those critical systems so that the life inside your building continues to flow. And we do it with minimal disruption to the community.

Contracting Models to Match How You Want to Engage

Owner Direct

  • You can contract directly with us to save time and money. Through Our consultative approach we develop and deliver the optimal solution to your community’s needs.
  • Our in-house teams of licensed engineers, project managers, and tradespeople will successfully deliver your project as a turnkey solution, from start to finish.
  • As your prime or general contractor, we offer various contracting models including design/build, fixed fee, lump sum, guaranteed maximum price (GMP), and others.

3rd Party Facilitated

  • If you prefer to hire a third-party construction manager, engineer, or architect to design and oversee your project, we’ll be your consultative builder.
  • We routinely contract under this model, providing a competitive and accurate bid in response to your Request for Proposal (RFP).
  • We can also support your designer through a design assist model where serve as a consultant looking for opportunities to value engineer a proposed solution.

Subcontractor to your GC

  • When a larger renovation is called for, SageWater is happy to support your General Contractor as a plumbing and mechanical trade contractor.
  • This is helpful for:
    • Building-wide renovations
    • Full-demo and rehab of all kitchens and baths
    • Property wide conversions (e.g., from office space to residential)
  • Unlike our other work, this is done in un-occupied buildings and involves other specialty contractors working under SageWater to achieve the project objectives (e.g., rigging for cranes)

Flexible Scheduling Options

Whether delivering all at once or in phases over time, we’ll help you meet your project goals.

You’ll gain efficiencies and cost savings when we complete a project all at once—something we call a single mobilization. By eliminating starts and stops, we’re able to minimize the slower ramp-up and ramp-down periods that are required when work is phased.

Sometimes, though, you may be dealing with budget limitations or seasonal requirements that mandate phasing your project and spreading out costs over multiple years. For example, clients in resort towns do this to avoid construction during occupancy spikes, such as ski or beach season.  And higher education clients try to phase work during the summer when students are not on campus.

Whatever your project goals and requirements may be, we can work within your parameters to meet your needs.

A Variety of Building and Ownership Structures

Garden Style or Walk-Up

These multi-unit residential buildings can be up to four stories tall, typically lack elevators, and are prevalent in both suburban and rural areas across the Islands. Many were built during the building boom in the 1980s and 1990s, which means their plumbing and mechanical infrastructures are experiencing age-related issues that SageWater has successfully addressed for multifamily condominium boards, and their managers—all while residents remain in their homes.

Taller buildings present a unique set of logistical challenges for community- wide plumbing and mechanical system renovations. These can include coordinating and delivering projects in properties with varied floorplans, limited elevator access, and pipe running vertically between floors. SageWater expertise in these types of properties is proven. We’ve successfully delivered projects across the Islands with minimal disruption to residents.
